Key information

Choose the correct letter

A Zoning Confirmation Letter states the current zoning and applicable Land Use Bylaw provisions. A Municipal Clearance Letter states whether outstanding building-code orders, bylaw orders or fire-code violations exist.

One is not a substitute for the other. A clear order check is not proof every proposed use is permitted, and zoning confirmation is not an inspection or a guarantee that no orders exist.

Fee and submission

The fee is $50 plus tax per Property Identification Number for each letter requested. Multiple PIDs or both letter types can therefore require more than one fee; confirm the full quote.

Complete the combined application from the Forms page. Submit with payment at Citizen Service Centre, 320 Esplanade, Sydney, or mail to Zoning Confirmations, Planning and Development Department, CBRM, 320 Esplanade, Sydney NS B1P 7B9. Email to PlanningConsult@cbrm.ns.ca is also accepted, with payment following by mail. Letters are not issued before payment is received.

Accommodation hosts

A person registering under the Provincial Tourist Accommodations Registration Act needs the Zoning Confirmation for Accommodation Host. A municipal clearance check can also be requested.

The CBRM page explains that zoning governs use and building type rather than the length of a rental agreement. It does not replace provincial tourist registration, building legality or other applicable rules. This distinction prevents importing another city’s short-term-rental night cap into CBRM.
