Bill timing and payment

Property owners receive two bill mailings a year. Pay at Citizen Service Centre, through a bank or credit union, online banking or Paymentus. Property-tax banking uses CBRM as payee, which is different from the CBRM Water payee.

Paymentus card payments have a service fee and can be made through the linked page or 1-866-837-4603. The municipal overview does not state a fee percentage. For automatic payments, complete the form fully and enclose a void cheque. Incomplete forms are returned.

Assessment and rate roles

CBRM sets municipal rates. Property Valuation Services Corporation, an independent provincial organization, assesses property annually and sends notices in January. The tax calculation uses that assessed value and the applicable rate.

The current tax information says 2026/27 municipal rates are unchanged from the previous year. That is a rate statement, not a promise that every final bill is identical when assessments or other charges change. The Capped Assessment Program has separate eligibility through PVSC.

Balance tool limitation

The balance-check page explicitly says payments after September 2 are not shown and new payments do not update the display. It reflects the mailed bill total rather than a live account ledger.

For the current balance or due date, call or chat with 311. Late payment can attract interest; do not guess a due date from the April/September mailing month.

Records and delivery

Keep the bill, payment confirmation and correct property details. A changed mailing address uses the Address Change Form, not a new civic-address request. Citizen Service Centre is at 320 Esplanade, Sydney.
